# Local SEO for Real Estate Agents: What Wins Appraisals

![Local SEO for Real Estate Agents: What Wins Appraisals](https://jonathonshipton.com/hubfs/local-seo-for-real-estate-agents.webp)

Local SEO for real estate agents comes down to one moment. A homeowner thinking about selling types "real estate agents springfield lakes" into Google, then they pick from whatever shows up. If your agency isn't in the map pack or the first few results, the appraisal goes to someone who is.

Most agency SEO effort points the wrong way. Agencies chase buyer searches like "houses for sale ipswich", and REA and Domain own those outright.

The searches an agency site can win are the ones vendors and landlords make while they're deciding who to call. Here's where they come from and the work that wins them, in the order I'd do it.

## The searches worth winning come from vendors and landlords

Think about what a homeowner would type in the months before they list. It looks like "real estate agents north lakes", "property management ipswich", "rental appraisal brisbane", and the name of agents their Facebook community group has mentioned. Your agency site can rank for every one of those.

Look at page one for "real estate agents ipswich" and you'll find local agencies and franchise office pages in the top results, sitting alongside REA's agency directory and comparison sites. That's the market worth fighting for.

Buyer searches are a fight against portals with budgets no agency will match. And buyers don't sign agency agreements. Vendors and landlords do.

## Your Google Business Profile decides who gets the map pack

On suburb searches the map pack sits above the organic results, so your profile is the first thing a homeowner sees. Google lists real estate agents as individual practitioners in its Business Profile guidelines, and that shapes how you set it up.

The agency gets one profile per office, named exactly as it appears on the shopfront. Adding "Best Real Estate Agent Ipswich" to the name breaks Google's rule against putting location and service information in a business name, and it's an easy way to get a profile suspended.

Agents with their own client base can have their own practitioner profile. If an agent is the only public-facing person at an office, Google's guidance is to share one profile named in the format "\[Agency\]: \[Agent name\]".

Then fill the profile in properly. Set the primary category to Real estate agency, list the suburbs you actually work, and post recent sales with a photo as they happen. A profile that got verified and then left alone gives Google very little to work with.

## Review quotas now break Google's rules

Reviews carry more weight in real estate than in most industries, because a vendor is handing over the biggest asset they own. So agencies push hard for them, and some common habits have now run into Google's policy.

In April 2026, Google's Maps content policy picked up 2 new clauses under rating manipulation:

1. Businesses can't ask staff to collect a set number of reviews.
2. Businesses can't ask staff to collect reviews with specific content, "including content that identifies a staff member."

A monthly review target per agent breaks the first clause. A settlement-day text asking the vendor to name their agent in the review breaks the second.

The older rules still apply as well. You can't offer anything in exchange for a review, you can't ask only your happy vendors, and you can't pressure people to review while they're in your office.

What Google allows is asking every vendor and landlord for an honest review with no strings attached. Build that into your post-settlement and lease-signing process so it happens every time. Vendors who had a good experience will mention their agent anyway.

## Suburb pages need something the portals can't copy

Suburb pages are where a lot of agency SEO goes to die. The usual version is 400 words of median price, population and school catchments, pulled from the same data every portal publishes, with "contact us today" tacked on the end. Google has no reason to rank it, and a vendor has no reason to read it.

The pages that work carry evidence only your agency has. They show your recent sales in that suburb, with days on market and the agent who ran each campaign. They introduce the agents who work the area, and they give a short, honest read on what's selling and what's sitting.

That's what a vendor wants to see before booking an appraisal, and a portal can't produce it for you.

Start with the 5 or 6 suburbs where you already list the most. One page built on real sales does more than 40 templated ones.

## Agency profiles keep the search with the agency

Every principal knows this tension. Agents want a personal brand they can take with them, and the agency wants its name to own the search.

Plenty of vendors Google an agent's name before the appraisal. Whatever ranks for that name sets the first impression.

So build a proper profile page for every agent on the agency's own site, with their sales, their suburbs, their reviews and a way to book them directly. The agent gets a page that wins listings in their name. The agency keeps that page, and the rankings that come with it, if the agent ever moves on.

A portal profile or a personal Instagram account does the first job well enough. It does nothing for the agency once the agent leaves.

## Where to start this week

1. Clean up your Google Business Profile: real name, Real estate agency as the primary category, your actual service area and your latest sale posted.
2. Rewrite your review request so it goes to every vendor and landlord, with no agent name in the ask and no targets attached.
3. Build or rebuild agent profile pages on your own domain.
4. Pick your top 5 suburbs and build one page for each around your own sales.
5. Track "real estate agents \[suburb\]" for each of those suburbs so you can see what's moving. If you're unsure which suburb searches are worth it, how keyword research actually works covers how to judge them.

None of this needs a big budget. It needs someone to do it consistently while the agency gets on with listing and selling.

If you'd rather hand it over, here's how [SEO for real estate agents](https://jonathonshipton.com/seo-for-real-estate-agents) works with me.
